Oxford Properties Group is seeking an Analyst or Associate to join its Investments team in the Toronto office. The Analyst or Associate will have responsibilities in underwriting, executing and closing new equity and debt transactions, as well as participate in real estate private equity transactions such as platform / portfolio acquisitions, dispositions and recapitalizations. Leadership in mentoring and training the analyst pool will also be a key responsibility. The Analyst or Associate will receive broad exposure across asset classes, and work closely with internal teams including leasing, development, legal, real estate finance and asset management.

You will be responsible for:

  • Underwrite equity and debt investment and divestment opportunities across asset classes and capital structures
  • Prepare and review various financial analyses, including cash flow projections, valuation and development models, sensitivity analyses, lease calculations, and budget analyses
  • Mentor and develop the analyst pool, providing guidance and support through due diligence during ‎transaction execution and reaffirming financial assumptions
  • Conduct market and property-level due diligence including the coordination of site tours/broker meetings, review of property level financials, rent rolls, third-party reports and various ad hoc due diligence work streams
  • Lead in analysis for acquisitions processes, including leading the underwriting process, generating an investment thesis, detailed revenue & expense audits, lease reviews, market and comparables analysis, engaging with external parties (JV partners, advisors, lenders etc.) and coordinating across functional departments
  • Support the Director/VP/SVP on executions, both internally (coordination with internal team, approval memos and presentations, etc.) and externally (e.g. liaising with advisors, acquisition due diligence, lenders, preparing disposition marketing materials, lender packages, etc.)
  • Participate in the valuation of Oxford’s existing equity / debt investments and other ad-hoc asset management projects such as analyzing new lease proposals, monitoring asset performance / loan activities and assisting potential disposition decision making
  • Prepare presentations for Oxford’s investment committee and investment partners for the review/approval of new transaction opportunities and strategic initiatives
  • Assist in strategic planning processes, including researching into new asset class / market expansions

Required Skills:

  • 1-3 years of experience in a real estate brokerage, real estate private equity or investment banking
  • Strong research, financial modelling, analytical and valuation skills
  • Proficient in Microsoft products (Excel, PowerPoint, Word, etc.); experience in ARGUS Enterprise required
  • High level understanding of key PSA, JV and financing terms
  • Strong interpersonal and communication skills with a focus on writing / presentation skills
  • Ability to multi-task in a fast-paced work environment
  • Team player and embraces a collaborative work environment

Preferred Skills:

  • Prior experience in commercial real estate
  • A desire and interest for a career in real estate

The expected salary range for the Analyst position is $90,000-120,000 per year.

The expected salary range for the Associate position is $110,000-150,000 per year.
